1.  Understanding YOUR Specific Market

The strategy begins with a strong understanding of the market.  I'm not talking about the overall market that you hear about on the news.  I mean YOUR specific market.  Every home belongs to a specific "sub-market".  This depends on your price range, neighborhood, style of home, and many other things.  Apartments are a very different market than acreages.  Luxury homes are a very different market than starter homes.  These sub-markets can actually move in different directions than the overall market you hear about on the news!  If you plan your strategy based on that broad overall market, you can easily go astray.  Understanding your specific sub-market is the crucial first step.

2.  Leveraging Buyer Psychology

Buyers are the ones making decisions about which home they want to buy.  How do they arrive at these decisions?  Pure logic?  I'm afraid not.  There is a psychological process that buyers go through in their home hunting process, and having a good understanding of this is crucial.  Without even realizing it, you can do things that will drive buyers away... but you can also do things that will attract them to your home!

3.  Marketing - with a Difference

How you market your home can make all the difference.  Getting your home exposed to a lot of buyers is important, yes, but it's even more important to get it exposed to the right buyers!  Your home will NOT appeal to all buyers - but there is a certain type of buyer that will be looking for specifically what you are selling.  Knowing who these buyers are is crucial, so that we target market specifically to them.  I use a comprehensive and multi-facetted program to expose your property to these buyers, and this results in a quick sale that maximizes your selling price.

4.  Effective Negotiating Strategy

You don't want to leave money on the table!  Having an effective strategy for negotiating is essential.  There are different strategies for different situations.  Using maximum leverage in a negotiation can mean the difference between tens of thousands of dollars... and it often does!
